How variable is it? 200 APH +/- 10 or 220 top.end and 140 if things go badly? There is a big difference.
Flex leases are great when both parties are interested in a mutually beneficial relationship.
Long term, IIRC, Purdue had some data showing $1.10-1.20 per bushel as being equitable and sustainable. 3.60 cash corn today is 1/3 of revenue at 1.20.
