I have seen plus 60-90 cent basis out of St. Louis too. The fact is I am very concservative with the premium prices given to that area. And when the potential renter said 165 yielding land you need to assume it is 165 aph. Hybrids keep getting better at drought tolerances which should benefit this area. I see nothing wrong with 225 rent on this land. I would lock the rent up for 3 years if I where him.
