I would try everything in my power to get that farm. Your young take the opportunity. I would try a share crop 2/3 1/3 if your nervous about paying cash rent. I would negotiate it until I got it if I was you. I would also average it in to your other rent. I don't care what farmers say if you don't average in it's pretty hard to grow. I wouldn't be mad at my son for trying it out. I would respect him for taking the risk. If you have to do the cash rent see if he will do 1yr with a first right/refusal to rent it another year and so on
