Midwest | You need to split it into two thought categories. First you have farm operations. Second you have real estate ownership and management. Sometimes the two are closely related and sometimes not. Real estate ownership can be supported by either farm operations or outside investment cash. Farming operations can only be supported by farming operations. When farm operations are cash rich it bleeds over into real estate ownership. When farming is cash poor you see land equity pulled back to subsidize operations. If there is no land equity supporting operations during negative operating years then the neighbors pick through your skeleton at auction time and Uncle Sam takes most of the rest. | |
