Average cash rent is around 75 to 80, with a range of 65 to 110. Rent gets higher as you go north in our county. Our 10 year aph is 125, corn yields can range from 30 (2012) to 185 (2008 and 2014). Our aph on beans is upper 30's to around 40. County average for corn is 105 and somewhere in the lower 30's on beans. I have had farm averages of single digits to just over 60 on beans. What keeps ground from being higher is a lot of guys can't handle watching crops die from drought. It is very seldom and I mean like 1 in 10 years that our crops don't show stress from drought, and probably 1 in 5 they really stress. When we do get the rains and cooler temps we can really turn out the yields like in 04 and 14 if we don't stuff can yield like 2012 or 2011. Property taxes are in the upper singles to around 10 bucks an acre.
