Although your points have some merit my observation has been that, in todays environment, BTO's are drivers of the high rent.  In my area, whenever a high rent is paid it is usually a  BTO that is paying it.  Just reading past posts on here about high rents a BTO is usually the one paying it.  In some cases the same can be said about land sales prices.  

Whenever an individual wants to lease their land and their only concern is top dollar, their first stop is usually one or more BTO's.
