You can't do it all in one generation. I'm about where you are. If I didn't have a 23 year old son wanting to farm and me knowing what its like to start out with zero base land, I'd sell and retire today at 56. Can't make the land payments without sticking my son with high cash rent, so I gotta farm another decade probably.
