North East IL | Matt, if he is someone who will negotiate, maybe talk him into a flex lease? So if things go bad this year with price and yield it will be less, or if prices go up and yields are good he gets what he wants and more.
If he is just looking for a one year bid, I would be leary. Every opportunity has a cost. Being a young guy like you it is hard to know when to take extra risk to expand. I've been there and it's tough, and I'm paying for it still.
There are a lot of other factors into that decision that you would know because you know the farm or who was farming it.
