Subject: RE: Triple Net Lease Hog Barn Economics

NW Iowa
Some companies do own most of their spaces. But it's alot of cash required if a company is trying to expand by, say, 100,000 spaces. Depending on the producer's portfolio, it might not be in their best interest to try and raise $32,000,000 when they already have risk on the hoof. Also it can sometimes be difficult to find land to purchase as a producer, because the location of any barn is really just due to the need to get rid of manure. So having a local partner own the barn and use the manure can be helpful or maybe even necessary to meet the expansion goal.
