I use 1000 to 1200 a year myself. I sell the rest



How many years have you hayed it? 1, 2, 3+?

If you didn't use that hay you would of had to buy it. The opportunity cost was the same. The 1000-1200 could of been sold to pay for the equipment.

Never underestimate a judge or the court system. You do not have a slam dunk case no matter how bullet proof you think it is.

The problem with a verbal agreement is someone else was also involved and their memory may be different than yours.

This is exactly what I was thinking. That's the life of a tenant and no matter what you need a written contract.
contract are fine and good but really all it does is give you the right to hire a lawyer. Lawyers on smaller deals are a waste of money.
