I would get a lawyer to consult with, and then get a hold of the estates lawyer. I assume there is a lawyer representing the deceased's estate. I would assume the kid is not just given the property, but is becoming a beneficiary of a trust that owns the property. Deal with the trustee and not the kid, if possible. Humor him though by attending the meeting.
