A simple flex lease would be a base rent approximately 10-20% under what would be considered a fair going rent then 10% of the crop. If the landlord didn't want actual bushels the renter could pay for those bushels at the average rate of the spring and fall insurance price.
I use something g similar to this and whether yields are good or poor or prices are high or low it has worked to make the rent fair to both parties and have not needed to renegotiate rents the past several years.
