A farmland lease does not have to be recorded. Very few are. Leases are only as good as the people who sign them. There are laws that cover leases.
Go from there, any more is just speculation.
Good advice to avoid speculation, so speak for your own area. The way the laws are written here, a lease does have to be recorded.
