The purchaser's attorney should provide the purchaser with a copy of the lease and explain the terms of the lease. If the lease is recorded it is a binding contract. Shopping malls have long term leases with retail stores. Shopping malls are often sold and the lease is still a valid contract. The tenant remains in the mall. If the lease is not recorded, the purchaser will not know about the lease unless they are informed by you or the landlord.
