No disrespect to your want's -
The best fire place would be electric. No heat loss (even effecient gas has heat loss) and less money  . . .
I'd much rather take the bucks spent on a fireplace and invest in a good generator as back up (if losing power is a concern).
Fireplaces are money pit's - plain and simple . . . . . . .  For what they add to a house (suposed heat) and the cost, they never get close to a return on investment. They screw up the mechincal workings (efficiencies) of new homes.
To each their own . . . ..  but for the money (ambiance) I'd chose electric - if the wife was holding a gun to my head and demanded a fire place . .  . . . .    ( ^ ;
