Northern Illinois | charge a higher rent but you pay the utilities. that way you will not be left with 3 months of utilities when they leave in the middle of the night. do a through walk through with them before they move in and document any damages before they move in and have them sign it. you and them each keep a copy. clearly spell out what they are renting and what they are not renting if this has acreage and buildings (ie farmsted). put in expectations of maintance of lawns etc.
