| Okay, so you do need two bedrooms, and you can reasonably expect to be able to climb stairs for a long time- certainly long enough to someday add on (at ground level).
Looks like the bathrooms were stacked to simplify the plumbing and shave off a bit more cost. Shouldn't cost a ton more to put the bath where the Dining area is now, flip the kitchen, and put the Dining Area at the top of the stairs. Side benefit is having the bathroom closer to the bedrooms.
The shed dormer will be a significant cost saver, for sure, though it will make the interior framing a little more involved. Nothing an experienced carpenter can't handle.
Try to get a cross-section view on a line through the two bedrooms to get an idea of the actual useable square footage. The two-year-old will have more area than you will. Should make a right cozy little nest.
I'd still consider walling off one garage bay. You may have to park your second plane outside though... ;>) | |
