You could probably build a one level slab on grade patio home far cheaper than the room above the garage home. We were going to add one on our home this spring with two garage stalls below and just one bedroom, closet and a bathroom upstairs. I think it was going to be an additional 75,000. The garage area has to have its own heat source unless you do hot water or electric heat. The garage needs fire break for fire code. I really like the look of the dormers though, if your going to ever add on plan now for it. Make the side entry doors and electric panel on a common wall, put it on frost footing so you can attach it to,a permanent house at a later date. Set it where you would be able to build off of it easily.
