a) you don't say which state you live in, or which state this rental farm is in.  That might be an important issue, as the laws may vary from state to state. 

b) it might be good to find out if a verbal contract in your state will stand up to the same kind of scrutiny as a written contract.

c) if you have read on NAT for any length of time, you will see guys talk about the date when a landlord needs to notify a tenant that he may not have a rental for the following year.  You need to find out what that date is in your state, if there is such a date.

d) You may want to be prepared to place a bill on the table asking your landlord to reimburse you for the costs you already have in next year's crop. In order to do this, you need to have the answers to a), b) and c) above.  (or I would think you would.)   See where I am heading with this post........   ?????
