Subject: Triple Net Lease Hog Barn Economics


Any one here have a barn that these have leased out through a Triple Net Lease. A couple guys around us (North Iowa) have put up new barns in the past few years and they have good things to say about it.

I think it could fit in well with our row crop operation 3,000+ acres. Got a land base to use manure. We have about a 1,000 head of hogs we custom feed right now, and dont really have a lot of interest in choring more at the time being.

The integrator chores barn, load pigs, power washes pays for utilities, and repairs (this depends on the situation). Farmer has to mow, move snow, and pay insurance. They also get the manure, and have to figure out the application side.

The people we know says it cash flows also. Just want to get opinions.
