Subject: Can irrigation pay off on small farm?

tennessee
I farm close to 300 ac., own 125. I have the farm I live on that is 95 ac. I'm wondering on that small of an acerage what would be the least expensive and most efficient way to water it? I have a river running all the way around this farm, just no way to get the water out of it. Pivot's just seem so expensive that I would never get it paid for. My ground will never make 250 bu. corn, more like 175 if it had the water. Usually it makes around 120 to 130 bu. in a normal yr., whatever that is nowadays. Polypipe irrigation would take alot of leveling, most of my ground is rolling. Any of you that farm small have pivots? How do you justify the cost? Just thinking out loud..................
