North of London | Probably repeating but some things can not be changed later or not easily.
Build a good structure with lots of electrical outlets.
Insulate well and seal the inside with plastic pockets behind all those electrical outlets tuck taped properly. (building inspectors would probably insist on that here anyway)
ALL doors 36 inch, if you ever have someone in a wheel chair you will understand why even if you can move furniture in and out of a smaller door.
If budget is a problem then design so an addition can be added later to complete any needs.
