I don't know what the actual costs per foot to build new apartment buildings in today's dollars.

FYI we own 3- 16 unit complexes just north of the original poster in small town of 10k population.
Ours were built in 2000 and 2001 and cost to complete was @75 dollars per foot living area, or 900k per building
to build new today according to my insurance is @125/ft or 1.5 million per building.

Keep in mind that new construction (commercial 5 units and greater) after I think 2009 has to have water basised
fire protection systems with sprinkler heads in all units that will add substantially to the cost.

Totally agree,,.. higher the rent less the head aches
