West Tennessee | Rent market dropping? LOL Heck no. It's been rough here because everything costs the same and trying to squeeze all those expenses out of these crop prices. Most guys don't have the kind of ground across the board that makes top yields so the overall average is lower than the top ground you hear about. Pretty much no one here has a way to show a profit with an average yield at today's prices. Of course if you own a lot of paid for land you probably can cash flow but most realize that they could rent it out and make more money this year. Some are choosing that option. Others can't cash flow their operating loans or have carryover debt from last year and are having to make adjustments (sell land or??) to make it work with their banker this year. Another year of this and many more will have problems. Yet there is always someone willing to pay the rent so it continues. | |
