My banker has told me many times he doesn't care about my equity. He just wants a good cash flowing loan that can be paid back, period. A bad loan is bad business and the banks here want take a lot of risk. They don't want your stuff they want interest in cash. Bank auditors here keep our lenders on a very tight leash since 2008.
Like my dad use to say when I was growing up and he was moaning about not enough cash for bills and I would say don't worry about it look at all of the stuff we have that is payed for! I have always remembered his same response every time.

Take some of that equity to the bank and try to pay a bill with it and see how far you get!!
