Rent or at least here in NE is going to be a long hard fight to get to go down with our land tax's. If you had say $200 Irr rent, not quite half of that income would go to tax's.

Property tax has noting to do with it. We always hear that the market doesn't owe the farmers a profit. Well, farmers don't owe landowners a profit.
