I own a duplex and a 4 plex in town. 4 plex rents for $675. Duplex rents for $1100. Very few problems at the duplex and collecting the rent has never been one of them. All of the problems are at the 4 plex and collecting the rent on time is the biggest one. My advice is to fix up the house and double the rent. You will get a completely different type of renter. If you don't want to deal with renters hire a management company. But do not sell it off. Someday you will have someone living there that will cause all kinds of problems.
Not all tenants are bad. I currently have a tenant that pays the rent an extra month in advance plus she keeps the place spotless.
