| We use Erentpayment.com and it has made rent collection much easier as it lets the computer be the bad guy. The website will assess and keep track of the late or partial payments and automatically send notifications to the tenants. While not having the rent on the 1st is a bit of a bummer... I have bills too, as long as they eventually pay, I'd rather make the extra money off the late fees, it adds up quick, then have to eat the costs associated with a vacancy.
