I didn't read any other responses, yet. I would say if he sells you half of the assets, land and machinery etc, then you can have half of the decisions. If you are starting to pay for some of the machinery, then you can have a portion of the say in what goes on. You are risking some, but he is risking more. You would have to buy half to have half the say.
