You raise valid points. I agree with your statement about flex leases. They make the most sense and I think if landowners realize how much they may have left on the table in the last few years they may think a little differently.


Yes exactly! I've proposed some very simple/easy to understand flex leases which gave the LL a fair base rent which couldn't go lower. The top side was wide open based on a simple yield X price scenario. Couldn't get anyone to do it.......they all said they wanted a higher base price along with the top wide open. What they wanted for a flex wasn't a flex....lol. They wanted a high guarantee with unlimited top side.......can't blame them I guess...LOL. The reason flex leases aren't popular is because they are fair. If a landlord wanted fair they would just go 50/50 crop share. That's the simplest and most fair. (IMO)
