I think flex leases will be the way to go. It is more fair for everyone. If some places have short crops next year and the price goes back up it is not fair for the LL's to take a big hit on rent but if the price stays were it is now it is not fair for the farmers to lose money and the LL's to make big profits. It is better to be fair with both the farmers and LL's so they can have better long term relationships.
