Im not much on porches but that looks super now.Your bushes need to be yanked,reason why you get rot,their proximity to houses should be the other side of the yard,,I know they look nice but this trend started with FMHA requiring bushes by your step in houses in their early years(so I was told)so it became a trend.


Hey MaineFarmer, I started my lending career with FmHA back in the early 80's. Besides the farm program loans, we also handled rural housing loans. Rural housing loans on new construction were very specific as to what constitutes " modest" dwellings: basement, but no garage, garage but no basement, sq' not to exceed 1,100, etc. One thing standard to all new construction on final inspection was two bushes and a tree. Couldn't close on it till those were at least on site!
