Cambridge, southwestern Nebraska | My experience has been you have to buy land when it’s available. The piece your describing sounds like a premium piece of land. I like buying good quality ground even though it usually brings a premium.
I think land prices near term will go higher as crop prices are strong. There could be a set back. Don’t know. The one major set back I experienced was in the 80’s. When land is going down it is just as tough to buy because the economics don’t look good. And you also are wondering and waiting how much further it might go down.
