My daughter is a appraiser and 1 problem she deals with is over improved property. Because in some areas it doesn’t add as much value as you think. When someone tells her that they have spent so much money for this and this and this she still has to look at comps of sales in the area. Grain bin and cattle confinement’s are also minefields as far as value. Grain bins only have value if you have a need them. Livestock facilities need contracts or someone to fill them. Two identical grain bin sites can have two completely different values if one party is selling just the grain bin site and other party is renting a 1000 acres to go along with it.
Back to original question,I think if you have good comps appraiser will appreciate it. If you are trying to instill a higher or lower value because it will enrich you , I think most appraisers will not treat that kindly.
