Do you already have the patent? if not, you have to get with a patent lawyer. They do a search to make sure it doesn't infringe on another patent. if it doesn't you are granted the patent then you can market it. This all takes 2-3 years. Then an interested company can usually find a work around to your patent so they don't have to pay you.
