3-5% if your talking about the big investment groups (smaller or individual investors vary a lot more). Tough to achieve 3-5% today which is why I don't see them buying as much lately, at least in our area. Seems like a lot of them are shying away from the perfect 160s or 240s and trying to get the value buy for an odd shaped piece or whatever, then have someone over pay cash rent.
