I know but if you have a 1000 acres my guess is some of it was bought pretty cheap. I know this whole thing is just hypothetical but reality when somebody gets offered some big money there a few hands in the pie. Realtors, lawyers, surveyors and other expenses are usally involved in bigger deals. I bet 25% after taxes and fees would be pretty close.
