Sounds like mold to me. Moisture is getting in the attic somewhere or the vents are inadequate or both. Sometime folks vent a bathroom fan into the attic, which is a no-no, but it happens.
A certified house inspector would be a good candidate to check out your problem, and he is not selling anything. A real estate agent should know of a good inspector to call.
