Subject: RE: modular vs site built

Crawford County, Robinson, Illinois

Construction quality is the name of the house building game.  There may well be modular houses that compare in quality to stick built, but I have yet to see one.

My FIL and MIL put a modular up, worked great for them the rest of their life.  Their reasoning was that by the time they passed, the house would be worthless and we could tear it down.  They should have lived longer, but they had to replace all the windows that leaked and found rotting construction under the windows that required a lot of repair.  Roof was poor quality, had to replace it quickly.  There were soft spots in the floor, mainly due to poor construction and materials.  And, this was one of the better quality of the modular homes, we all did a lot of comparisons when they bought it.

The same thing as above could happen with a stick built depending on the builder.  However, when you stick build you have time to inspect all materials and construction defects most of the time.

In this day and age when people change their minds quickly, modular disposable houses may work for a lot of people.  If you are the type of person in it for the long haul, as most farmers are, it might not be the best of choices, inmho.

One thing about a modular, multi-generations of family will not have to live with choices of the original building, as they don't last that long.
