I'll say my story but don't let it discourage you. I was told you have to build at least three houses until you get everything right. We are on house number two after the first house, both these have been turn-key. We had a ground source in the first house, loved it! We recirculated the water back through the water heater before it went back out under ground. This did void our warranty on our particular water heater. It failed at two years, that's when I found out. Cold shower no fun! Replaced and replumbed it back in line, cause we knew then we were moving. Moved 100 miles away for wife's work. I learned to not get attached to a house then. But we did gain a lot of equity in that first house we have rolled into this, our third house.
But it sounds like your story will be different as you are tied to your land long term. That's good.
