For what it's worth - and sure you know, If you make this work, there are things that you can do, showing the LL you really care for their land.
Mow the ditches, move snow, keep weeds out/down, show them the expense of the tiling, show them what you make (to a degree) and expenses with the crops. Get and stay on their good side . . .
I'm still supprised at the number of LL's that only want so and so to rent their ground - it's generally because of relationships built - and with good relationships, the money is secondary.
There are lots of acres rented that are way below rates, due to the relationship .  . . .  then you'll not need to worry about the future, 5 yrs from now.
