| Define "Flood prone". (:
Usually no big deal here if the flood is during Winter. Wheat shuts down normally and no damage. This year we were hurt worst by the fact it never got cold enough to enter dormancy. Late Nov and Dec rains hurt worst than any flood ever has................exception being floods in late May and June. Total crop failure then. But insurable. And results are the same regardless of crop.
