SC Nebraska | Some landlords are completely uneducated about their land. They see the top bid and think that is the best deal. This is why we meet with prospective landlords and show them examples of our soil tests, yield history, etc and how we attempt to increase productivity of the land. We take time to explain to them that long term this improves their land, and point out that while we may not be the top dollar we will take care of it as our own.
We also meet with current landlords, show them soil tests and tissue tests, where we feel like we are struggling or have succeeded on their land. We will be up front about what fertilizers we apply and when and our management practices. Some landlords really like this, sometimes they don't care too much and just tell us to maintain the land.
It never hurts to explain to the landlords what you are doing and why and how you feel it will benefit their land both short term and long term even if it is cash rent. I feel like it comforts them to know at least you have a plan and seem to know what you are doing. | |
