West Tennessee | To be honest that result you had was no different than if she had been renting. BTDT so many times I have no idea of the number. We probably take at least 8 to court annually and a LOT more than that get away for various reasons with no court. We currently have about 6 contracts for deed going. We find the contract for deed sales normally less trouble than renters for several reasons. They also pay their own insurance and taxes and (normally) their own repairs. If you get enough down payment then when they walk away you can sell or rent again. Most of our contracts for deed pay more than what rent would be as well. I guess the short story is I would not let one bad experience completely sour me on doing another one with the right person. | |
