southern MN | Without being fully organicly certified so one cannot benefit from premium markets and with restrictions, the rent should be lower than average. There is someties a small premium for non-gmo, but you need to ship a ways so likely won't be more money in your pocket.
Without commercial fert, you have to go with manure, and difficult to balance that to meet a crops needs. Again very limiting, decreasing the value.
Now, the big problem is a landowner like that is going to be particular on lot of things. And, in their mind, they are really doing something with the non gmo idea, so of course an idea like thsat is worth more.....
So, worth less, asking more, someone will take a bite sooner or later and give more, weeds and poor fertility & restrictions and all. My guess.
