I think it could fairly easily near here. I farm in an area that is basically straight grain for good reason. But go 20 miles east, and your into poor rocky soil mostly covered in swamp, bush, and meadows. The land is worth about 25 to 40 grand for 160 acres. So between 155 and 250 bucks an acre. Stocking rates would be about 4 acres a head, or 40 on a quarter. It is always a moist climate. Always plenty of grass, and plenty of hay. Sound too good to be true? Maybe it is, it also comes with brutal winters, and a 180 day or more feeding period... lol Wolves, bears, and coyotes compete to eat your stock at times. The guys that ranch/farm out there seem to do ok. The land is so stinking cheap, scenic, and potentially productive, (for cattle anyway).

Seems there is always a reason for cheap land...
