prices you quote happens to be the "real world" of what actual sales bring.
(the afore effects your per unit in costs quite a bit ).

Also this drouth may not end for another year or so.
011 season is shot, and not much if any winter feed going into next year.

The afore may be in the process of REDUCING carrying capacities by 50% of previous normal.
( means say the $435 you quote will be in the 200's in 012 )

And in some areas of the far SW, ranches can be bought for less than 50% of asking price too ( good feed, non drouth, good water areas, remote 100 mile from town, rough type country places )

Focus on water, minerals and hunting, cattle capacity just part of the deal.
