Ihad a pipeline Co. that needed to install a sacrificial anode on my property a while back and wanted to buy the ground.Instead I offered a lease for 15 years at $xxxxx to be recalculated at the end of that time to acount for inflation. Their instlation did not ruin any ground yet. If I had your situationI would think about a short lease adjusted for inflation plus a bond to cover a large payment if the company or their sucessors ever abondoned the line. In other words turn it into an assset for the ranch that will follow the land for a long time while producing an income. They will probably be able to sell that to the powers to be easier than a large cash settlement and it should add to the value of your property for ever. I probably would turn this into an either or deal and let them pick the lesser of two evils for themselfs. Ether way sounds like a win for you. Good luck and stand your ground. | |
