The fact he has already leased the oil/gas rights for the same amount of time would throw up a big red flag by itself. The oi/gas company may have freedom to do whatever they desire anywhere on the land with no restitution to the crop tenant or new owner. I echo what everyone else is saying. A VERY GOOD attorney is required before thinking about going any further.
