That's gonna be called fraud, voided, and you get to spend money trying to defend your position. Fella's going to enjoy his $500 an acre while you sort things all out legally.
Not saying it can't be in the end, but I'd not want to be involved.
Death or forclosure puts things in front of a judge to 'rearrange' things, and a $50 lease in a $200+ world isn't going to last long.....
